Can Singapore Citizens & PRs buy property in Johor Bahru? 新加坡PR可以在新山买房吗?
Yes — Singapore Citizens and PRs can freely purchase property in Malaysia. You are classified as a "foreign purchaser" and subject to a minimum purchase price of RM 600,000 for high-rise residential properties in Johor. No special permit is required beyond standard FIRB process, which your solicitor handles.
Do I need to travel to JB to complete the purchase? 我需要亲自去新山才能买房吗?
In most cases, no. Many developers and law firms have Singapore-based representatives or accept notarised documents via courier. Video consultations and virtual viewing (including our 360° VR tour) are available. We can arrange the entire process remotely for Singapore-based buyers.
How much is the downpayment? 首付需要多少?
For your first Malaysia property, you can borrow up to 90% — meaning a 10% downpayment. Typical breakdown: 2–5% booking fee + balance to 10% upon signing the SPA within 14 days. For your second property, LTV drops to 80% (20% down), and third and beyond is 70% (30% down).
What is the RTS Link and when does it open? RTS轻轨是什么?什么时候开通?
The RTS Link (Johor Bahru–Singapore Rapid Transit System) is a cross-border rail connecting JB Sentral (Bukit Chagar) to Woodlands North MRT in Singapore. Journey time: approximately 4 minutes. Target operational date: 2026. Causewayz Square is within walking distance of the Bukit Chagar RTS station.
How much are monthly maintenance fees? 每月管理费大概多少?
Maintenance fees for Causewayz Square are typically RM 0.35–0.40 per sqft per month. For a 667 sqft unit, this works out to approximately RM 230–270/month. This covers security, landscaping, pool and gym maintenance, and common area upkeep.
